Our qualification requirements are in place to help select responsible tenants who will enjoy a safe and comfortable living experience in our homes. Please review the following criteria to determine if you meet our qualifications before applying.

Income Requirements

To qualify, the total household income must be at least three times the monthly rent. For example, if the monthly rent is $1,500, the household’s combined monthly income should be at least $4,500. This requirement helps ensure that tenants can comfortably manage rent and other living expenses.

Credit Score

Applicants should have a minimum credit score of 600. A solid credit history helps us verify financial responsibility, so maintaining or working toward this score will be beneficial for prospective renters.

Background Check

We require a clean rental and criminal history:

  • No prior evictions: Applicants must have a positive rental history with no previous evictions.
  • Clean criminal history: We prioritize the safety and comfort of all residents, so applicants should have a clean criminal record.

Documentation Requirements

To complete the application, we will need the following documentation from all applicants:

  • Photo Identification: A valid government-issued photo ID is required for identity verification.
  • Proof of Income: Applicants should provide at least two recent paystubs showing at least 30 days of income. This helps us confirm the ability to meet the rent and other living expenses.

Application Process

If there are multiple adults in the household who contribute to the income needed to qualify, each individual will need to:

  • Submit a separate application
  • Undergo a credit and background check

Each person’s income, credit, and background are reviewed as part of our assessment process.

Security Deposit

Once approved, a security deposit equal to two months’ rent will be required to secure the home. This deposit is in addition to the first month’s rent and must be paid before move-in.
