I am interested in renting a home from Montgomery Asset Management. What do I do?

The first step is to fill out an application.  It’s important that you complete as much of the application as possible.  Incomplete applications slow down the approval process and may prevent you from qualifying for a home.   Every adult, 18 years old and older, who will be living in the home must complete a rental application.

Why do I have to pay an application fee?

Every adult must pay a $40 application fee to cover the cost of a credit check, criminal background check and eviction history.  This is a non-refundable fee and a requirement for each applicant.

Do you accept Housing Choice Vouchers (a.k.a., Section 8)?

Many of our properties do accept housing choice vouchers.  Because of the lengthy process of getting a home inspected by the Housing Authority and the move-in delays that that causes, all residents on a voucher must commit to an initial two-year lease.

What are the qualification requirements for a home?

The specific qualification requirements vary based on the specific home, amount of rent and area.  Generally speaking you need to have a credit score of 620 or higher and minimum of three times the rent in income.   For example.  If the rent is $1,000 per month, you should have a combined household income of at least $3,000 a month, or $36,000 a year.
